Condition
Vacancy, deferred maintenance, expiring leases, a broken capital structure or an owner transition are all workable. We would rather buy a problem we can price than a stabilized asset we cannot improve.

  • Ground-up development or entitlement plays
  • Single-family homes, condominium units or short-term rental portfolios
  • Office, outside of a small component inside a mixed asset
  • Passive LP positions in someone else's fund
  • Anything requiring a partner we have not worked with to control the business plan
